8 Perks of Buying a Brand New Laned Home

Unlike front-attached models, where the garage is connected directly to your home’s front exterior, laned homes (sometimes referred to as rear-laned or laneway homes) are constructed with the garage at the back of the property, removed from the house itself. Additionally, laned homes are built towards the rear of the lot (close to a laneway), resulting in an exceptional amount of front yard space.

But what other benefits distinguish laned homes from their front-attached counterparts? Could this picturesque home style be the right choice for you? Here are eight perks to consider when it comes to laned home living.

1. Single-Family Affordability

First and foremost, home buyers in search of an affordable, single-family property in Edmonton will find everything they need (and then some) in a laned home. Typically more affordable than front-attached models, laned homes offer all the same benefits (including privacy, yard space, double garages, etc.) at a lower price point.

2. Roomy, Open Concept Floor Plans

As we mentioned above, laned models include many of the same benefits as front-attached homes. These include spacious, open floor plans highlighted by the latest designer features and finishes, chef-inspired kitchens, multiple bedrooms and bathrooms, luxury master suites, upper floor laundry, family-friendly mudrooms and much more.

3. Unsurpassed Curb Appeal

Laned homes are also well regarded for their undeniable curb appeal. With the garage at the back of the home, rear lane owners enjoy ample front yard space and enhanced landscaping opportunities. Additionally, with the garage removed, this home style also capitalizes on endless amounts of natural light, thanks to its front-facing windows.

4. Community Availability

A preferred style among home buyers in every quadrant of the city, rear-laned models can be found in a variety of new, all-in-one communities around Edmonton. Rear-laned homes are also an extremely popular choice in many of Edmonton’s highly sought-after infill neighbourhoods, thanks to their flexible lot and layout possibilities.

5. Shop-Like Garage

Of course, front attached garages have their conveniences but so too do laned homes. Homeowners preferring to keep garage-related noises and smells at bay typically prefer this detached home style, especially if the garage doubles as a workshop or project space.

6. Income Property Potential

Depending on your home builder, a rear-laned property may allow you to generate additional passive income. Because detached garages can also serve as a separate, private living space (ideal for a tenant or multi-generational family), laned home owners are in a unique position to benefit from an income-generating suite – without having to sacrifice their basement.

7. Suited to All Lifestyles

Extremely versatile, laned homes cater to a wide variety of wants and needs. Whether you’re a first-time buyer, a growing family or a downsizer looking for a manageable single-family property, rear-laned homes are suited to nearly every lifestyle and budget.

8. Complete Customization

Laned homes are also a favoured model among many of Edmonton’s best custom home builders. As such, you’ll be able to custom-tailor every aspect of your home’s design, including your choice of lot, model, floor plan, features, finishes and much more. A good custom builder will also have laned homes in various completion stages, including 100% move-in ready models and spec homes awaiting your personal touches.
